“Plan credible short property videos, capture buyer intent and track enquiries without confusing views with sales.
Start with the buyer question
The useful question is not “How can we go viral?” but “Which uncertainty can this video remove?” One buyer needs location and commute context; another wants room dimensions; a third needs to understand the payment schedule. Organize your content into recurring series: quick property tours, neighbourhood explainers, common objections, process transparency and behind-the-scenes construction updates. Use real information and permissioned footage.
Script 30 seconds around one promise
Open with a visual fact in the first few seconds: a real balcony outlook, a surprising storage feature or the floor-plan circulation. Show orientation and location before rapid-cut room shots become confusing. Use concise text overlays for the area, property type and material limitations. Finish with one action such as “see the floor plan” or “request current availability.” Make the property recognizable, not just cinematic.
Use a credible property-video sequence
A practical sequence is hook, building exterior, entrance, living area, a meaningful differentiator, key fact and next step. Show actual proportions rather than relying on an ultra-wide lens that distorts room size. Label renders and future amenities clearly. Record a separate clean shot of each major space so the editor can adapt one tour into several shorter clips. Captions should remain legible on a phone with audio muted.
Connect each video to a specific destination
Send viewers to the relevant listing or project page rather than an unfocused homepage. That page should repeat the property details shown in the video, show availability status, and offer an easy enquiry method. If using TikTok lead forms, ask only for information the sales team will act on and explain the next step. Track a video identifier or campaign tag so sales can see which question brought the lead.
Choose evidence over vanity metrics
Views and watch time help diagnose creative attention; they are not completed viewings or signed contracts. Report video views, engaged destination visits, qualified enquiries, accepted viewing requests and actual sales as separate stages. Test a hook or a message while keeping the offer constant so the results are interpretable. Avoid claiming that one video caused a sale unless attribution really supports it.
A seven-day publishing experiment
Choose one property and three questions buyers regularly ask. Film three honest videos, each answering a different question, plus one short response to a real comment. Publish with clear captions and an accurate listing link; observe engagement quality and enquiries for a week, not just the first hour. Record what prospects asked next and use it to plan the following week. Paid promotion comes after the message and destination work organically.
