“Plan truthful property photography, prepare rooms, capture consistent angles and deliver images ready for listings and campaigns.
Photograph what the buyer needs to evaluate
The job is not simply to make a room look luxurious. Buyers need scale, circulation, daylight, condition and honest context. Start a shot list with the building exterior, entrance, main living area, kitchen, bedrooms, bathrooms, views, amenities and notable limitations where appropriate. Include a floor-plan reference so the editor can arrange images in walking order. Distinguish documented current condition from staged visuals or renderings.
Prepare the property without hiding reality
Clean reflective surfaces, remove temporary clutter, straighten curtains and turn on fixtures only when they accurately represent the property. Seek permission before moving occupants’ belongings, and remove personal photographs, documents and sensitive details. Do not digitally erase permanent defects, hide a neighboring obstruction or replace a view with a different location. Buyers benefit from polished presentation; they also deserve a faithful account of the space.
Use a consistent capture method
Choose a lens that can show room relationships without severe stretching, keep the camera level and use a consistent approximate height across a series. Shoot supporting details after the main establishing views, not instead of them. Bracket exposures when the view and interior differ greatly in brightness, then merge conservatively. Record orientation and room name at capture time to prevent the wrong photo being assigned to a listing.
Edit for clarity, not fiction
Correct white balance, vertical lines and moderate exposure differences while preserving believable materials, colors and window views. Avoid aggressive HDR halos, fake blue skies and extreme sharpening that make the property look synthetic. Export a high-quality master for approved use and smaller web variants to keep pages fast. If edits include virtual staging, label them clearly and retain the original image for reference.
Create a delivery package sales can use
Organize files by project, unit, room and capture date. Include landscape and suitable portrait crops, meaningful filenames, usage rights, a cover-photo recommendation and descriptive alt text for the website. Avoid stuffing a single listing with near-duplicate shots. Include a short handoff note that states what was photographed and anything still missing, such as a balcony view or updated kitchen fixture.
Audit results against actual buyer behavior
Check whether prospects ask questions that the photo set should already answer: which way does the balcony face, is the kitchen separate, or what is the finish condition? These gaps are clues for the next shoot. Track image gallery engagement and qualified enquiries, not merely the number of images delivered. The best property photography reduces uncertainty before a viewing and helps the right buyer understand the actual offering.
