“A visual-first Instagram ads playbook covering Reels, carousel sequencing, Stories, landing pages, bilingual copy and attribution.
Give every placement its own job
Instagram is a visual discovery environment, not a property portal. Reels can introduce the place and emotion, a carousel can explain layout and features, and Stories can prompt a simple next step. Start with a project question buyers actually ask, such as What does this floor plan make possible? or Which units face the sea?, rather than only a logo animation.
Build creative for the intended placement, check safe areas around interface elements, and make the first frame understandable without sound.
Build a truthful property reel
A strong reel often follows this sequence: distinctive verified view, location context, spatial flow, most useful feature, then next action. Capture footage from the actual property when possible. When using CGI for an unbuilt project, label it as an illustration and avoid making the render look like a delivered photograph. On-screen captions should mention facts buyers can check.
Keep transitions restrained. A difficult-to-read animated price or over-edited tour may perform as entertainment but disappoint when the buyer requests details.
Let carousels answer one decision
Treat each card as a chapter: what and where, floor plan, daily-use benefit, pricing or availability conditions, and one clear next action. Avoid 10 nearly identical renders. If the unit is unfurnished, do not let the staging imply included furniture. Keep Arabic layout genuinely right-to-left instead of mirroring an English sentence without rewriting it.
Consider two creative routes: a factual inventory carousel and an editorial neighbourhood carousel. Compare not just saves and swipes, but the quality of enquiries each one starts.
Connect the visual story to a real answer
If a person taps a sea-view reel, the destination should show sea-view unit details or an honest availability note. Do not send them to an unrelated company home page. Make the enquiry form short, accessible, bilingual and explicit about what will arrive next. If you use a messaging route, define response ownership and do not promise instant service if it is not staffed.
Audit every tap path on mobile, including link stickers, profile links and in-app browser form submission.
Review quality and fatigue together
Compare creative themes by cost per qualified enquiry, response time and viewing progression. Watch for fatigue when frequency increases without quality improvement, but do not assume one universal frequency limit. Rotate genuinely different property stories rather than swapping one blue overlay for another. Comply with applicable housing advertising restrictions, platform policies and local permits.
A useful weekly report includes best creative, worst misleading expectation, one landing-page fix and the next experiment. Instagram becomes a sales asset when its visual quality and factual quality reinforce each other.
