“Qualification is an operating agreement, not a label added after launch. Define buyer fit, evidence, rejection reasons, and hand-off ownership before creative and targeting are approved.
Diagnose the failure
Marketing may call a form completion qualified while sales means a reachable buyer with a realistic brief. The disagreement surfaces after money is spent. Ambiguous fields also make quality incomparable between projects, agents, Egypt and Gulf audiences, or languages. A definition added after launch is an excuse for retrospective reporting.
Use a decision framework
Write a qualification card: mandatory fit conditions, acceptable unknowns, disqualifiers, evidence source, response deadline, and override authority. Separate marketing-qualified from sales-accepted if they are different gates. Google documents deeper lead stages such as qualify_lead, disqualify_lead, and close_convert_lead; use the underlying logic only when the property process supports it.
A hypothetical real estate example
Implement and measure
Have both teams sign the card, test it on a small historical sample, then freeze it for the launch window. Measure agreement, missing-field rate, acceptance time, and progression by source. Change the definition only through a dated decision, preserving the old version so a later report does not rewrite the past. The card is a shared product: if an agent cannot apply it during a busy shift, it is not a usable definition.
Put it to work
- Draft the qualification card with sales.
- Back-test it on a small lead sample.
- Version and date every definition change.
