“A working approach to Meta campaign objectives, housing-compliant audiences, property creatives, instant forms and sales handoff.
Choose one outcome for each campaign
A listing launch, brokerage awareness campaign and lead-generation push are different jobs. Give each campaign one outcome and one budget owner. If sales cannot follow up for several hours, a higher-volume instant form may create frustration rather than revenue. Decide in advance what makes an enquiry usable: property, location preference, timing and permission to respond.
Campaign names should carry market, project, objective and language. This prevents the reporting problem where several unrelated listings hide behind a label like Campaign 3.
Design creatives to answer objections
Use a visual set rather than recycling one attractive exterior render. Test a verified exterior, a plan explaining layout, and an honest neighbourhood context. Put the first useful fact on the image: a real location, unit format or differentiator. Avoid unavailable units, fake countdowns, copied testimonials and statements suggesting that certain groups should or should not live in a property.
Write clear copy with the next action: Request available units, Review the payment plan, or Ask for a viewing. A generic Learn more button with vague copy asks the audience to guess why it matters.
Choose instant forms or site pages deliberately
An instant form reduces friction and can suit simple enquiries, but lower friction often means more follow-up work. Use a small number of relevant questions and a transparent statement about how contact details will be used. If qualification depends on comparing floor plans, inventory or complex payment terms, send people to a focused mobile landing page instead.
Test the handoff before spending: submit a test enquiry, confirm that it reaches the right salesperson, verify the language and project association, and check how duplicate forms are handled.
Respect special-ad-category restrictions
Meta applies special advertising rules to housing in relevant markets. Availability and allowed targeting options can vary with the destination, objective and rules in force, so check the current Special Ad Category settings inside Ads Manager before building any audience. Do not rely on age, gender, postcode or other protected-trait exclusions where those controls are prohibited.
For Gulf and Egyptian campaigns, also verify applicable local property marketing, permit and consent requirements. Meta account approval is not evidence that a property claim is lawful or factually correct.
Make the sales feedback loop visible
Measure spend, contactability, qualification, booked viewings and lost reasons by campaign. Ask sales to tag misleading creative, wrong budget, unavailable inventory and no response as distinct outcomes rather than one broad bad lead label. Reconcile with campaign spend each week and pause creative that attracts the wrong expectations even when it has a high click rate.
An ad is working when the next conversation becomes easier, the buyer receives the requested information and the campaign produces qualified progress without hiding its operational cost.
