“Developers already run brand architecture; most just never name it. Emaar, Aldar and Merlin Entertainments show what each position costs, and Aldar's 78 percent overseas sales share shows why it matters.
Naming every project is already a decision
A developer running four project names and one parent logo is operating a brand architecture, whether or not anyone has called it that.
What follows is how the three positions differ, what each one produces in the sales numbers, and the four questions that decide between them.
What the spectrum actually contains
The framework that circulates in every architecture deck traces to peer-reviewed management literature rather than to an agency model: David Aaker and Erich Joachimsthaler published the brand relationship spectrum in California Management Review, volume 42, number 4, on 1 August 2000. The original describes a spectrum, which is the detail most secondary writing drops when it reduces the choice to branded house or house of brands.
The middle position is the one property developers use most and describe least: the endorsed brand, where a project carries its own name and the parent's authority behind it. Operators run all three at once. Merlin Entertainments lists Legoland Resorts, Sea Life, Madame Tussauds and The London Eye under one corporate name. Emaar runs a masterbrand with named communities and named collections inside them. Aldar endorses selected projects with an outside hotel brand while launching others under its own names.
Three positions, and the buyer each one serves
Masterbrand first
Buyers will judge your delivery record before they judge the project, and you want every launch to add to one reputation.
Endorsed projects
A project speaks to an audience you do not reach on your own, or borrows an operating standard you do not own.
Standalone brands
The parent name carries little weight in this category, or one product should not be able to touch the others.
This is the Emaar pattern at scale: a masterbrand layered with named communities, and inside each community a set of named collections. Emaar's investor pages, accessed in 2026, list ten UAE communities, from Downtown Dubai and Dubai Creek Harbour outward, carrying 3 to 43 named collections each, and its naming shows a repeatable two-level convention such as Hillsedge at Dubai Hills Estate or Creek Bay at Dubai Creek Harbour. The cost is honest: every collection inherits whatever the parent did last quarter.
Aldar's fourth-quarter 2024 launch list shows the mix plainly: Mamsha Palm, Faya Al Saadiyat, Mamsha Gardens and Mandarin Oriental Residences in the same period, one of them carrying a licensed hotel name. Endorsement buys a standard the developer does not have to build, which is also its limit: the standard has to be met in service, not only on the hoarding. This is the form that most co-branded towers actually use.
Merlin Entertainments is a clean house of brands: Legoland Resorts, Sea Life, Madame Tussauds, Alton Towers Resort, Gardaland, The London Eye, Warwick Castle and Peppa Pig Theme Park, all listed under one corporate name, with its licensed layer managed separately as intellectual property partnerships. Each brand recruits its own demand. For a developer that means a marketing budget per project, and a reputational firewall between them.
The four questions that decide the structure
Who supplies credibility to a buyer who has never heard of any of it
Aldar's FY 2024 disclosure answers this with a number: UAE sales to overseas and expatriate resident customers reached 22.2 billion dirhams, or 78 percent of sales, up from 66 percent in 2023.
When four out of five buyers are outside the country, the credibility transfer is the product. A masterbrand, a licensed operator name and an endorsed project name are three different ways to supply it.
Who carries the damage if one project goes wrong
Standalone names quarantine risk: a dispute at one development does not follow the corporate name into the next sales centre. Merlin Entertainments holds a portfolio of separate consumer brands under a corporate identity, which is the same logic in a different sector.
The trade is explicit. Separation protects the parent and costs the project the parent's recognition, so each brand has to buy its own attention.
How long the asset will exist, and who sells it in year ten
Emaar markets The Residence Burj Khalifa as a distinct named property inside Downtown Dubai, which is what a landmark name has to survive: handover, resale, a change of sales agency and a second-hand market.
A name that only works on a launch hoarding is not architecture. The test is whether a resale agent can describe it in one sentence without the brochure.
Who pays to launch each new name
Every standalone name needs its own demand budget. Developer-credited co-branding is the market's answer: Bugatti Residences by Binghatti and Mercedes-Benz Places by Binghatti keep the developer in the project name, and Dezer Development sells Bentley Residences with its own developer name retained on the umbrella.
That naming shape is a financing decision as much as a design one, because the developer keeps the recognition its buyers already have.
The four forms, with live examples
Comparison is easier when the examples are real, so the table below uses operators whose own published material shows the structure. Read it as evidence of how the market behaves, not as a template to copy: none of these companies publishes its naming method, only its outcomes.
| Form | Naming pattern in the field | Documented example | What it costs you |
|---|---|---|---|
| Masterbrand with collections | Collection at community | Emaar: ten UAE communities carrying 3 to 43 named collections each | The parent's record is in play on every launch |
| Endorsed project | Own name beside a licensed one | Aldar's Q4 2024 list includes Mandarin Oriental Residences alongside its own project names | A licence to manage and an operating standard to meet |
| House of brands | Standalone names, one corporate name | Merlin Entertainments: Legoland Resorts, Sea Life, Madame Tussauds, The London Eye | Each brand recruits its own demand |
| Developer-credited co-branding | Partner name plus the developer's | Bugatti Residences by Binghatti and Mercedes-Benz Places by Binghatti | The developer's name stays on the project, and so does the risk |
The last row is the one Gulf developers have adopted fastest, and it is worth being precise about why. Keeping the developer's name in the project name keeps the recognition, the relationship and the liability in the same sentence, which is exactly what a buyer reading a sales contract needs to see.
What the endorsed route is carrying
Aldar's financial disclosure for 2024 is the clearest public account of why a Gulf developer bothers with architecture at all: it shows both the scale of the business and the share of it that arrives from outside the country.

The release reports gross profit of 8.0 billion dirhams and net profit of 6.5 billion, and the backlog figure is the one that matters to an architecture decision: a pipeline of that size is a decade of launches, and every one of them has to be named, marketed and defended.

Ten communities, 3 to 43 collections each
Emaar's investor site lists ten UAE communities from Downtown Dubai and Dubai Creek Harbour outward, with named collections filed inside each one and a two-level naming convention that repeats across the portfolio.

One corporate name, many consumer brands
Merlin Entertainments runs Legoland Resorts, Sea Life, Madame Tussauds, Alton Towers Resort and The London Eye as separate names, and manages its licensed content as a distinct layer of partnerships.

Two markets, genuinely different names
Aldar operates Sodic in Egypt, which is launching Ogami, and London Square in the United Kingdom, which launched four developments and acquired 13 sites in 2024. The corporate name does not travel with the product names.

The partner's name and the developer's in one line

A landmark that keeps its own name
Emaar markets The Residence Burj Khalifa as a distinct named property inside Downtown Dubai, which is how a landmark avoids dissolving into the community name around it.

Why the buyer's address changes the architecture
Aldar's disclosure turns a branding argument into a sales fact: 78 percent of its 2024 UAE sales went to overseas and expatriate resident customers, against 66 percent the year before. A buyer choosing between a tower in Dubai and a tower in London is not comparing floor plans. They are deciding whether to trust a company they cannot visit, which is the problem a masterbrand, an endorsed name or a licensed operator is hired to solve.
The same logic explains why co-branded residential architecture has grown so quickly. Knight Frank counted 169 branded residence schemes in 2011 and 611 live schemes in 2025, 83 percent of them carrying hotel brands, which are operators whose names imply service standards rather than a decorative nameplate. In that market an architecture decision is a promise about who answers the phone when something breaks in year four.
What the decision settles, and what a rename leaves open
An architecture decision settles
- Which name appears on the hoarding, the contract and the service charge statement
- Whether the parent is accountable in the sales conversation or only in the logo
- The naming convention the next three launches will follow
- What a resale agent may say about the building in year ten
A rename alone leaves open
- Who owns the next project name, and who approves it
- How a licensed partner's standards are enforced after opening
- What happens to recognition when the company enters a second country
- Whether the sales team is allowed to promise the parent's delivery record
Two traps in every architecture deck
What the structure looks like in the street
Architecture is easier to argue about from photographs than from a slide, because a single corporate name, a street of independent signs and a landlord's name over many tenants are three different structures visible from the pavement. The photographs below are three such cases, taken as they were found.
What to do with this on Monday
- Write down the architecture you are already running.Count the names in market, the names in the pipeline and the name on the contract, then check that they agree.
- Start from the buyer's address, not the logo.Four out of five of Aldar's 2024 UAE buyers were outside the country, which is a credibility problem before it is a design problem.
- Choose endorsement when the partner supplies a system.Knight Frank counts 611 live branded schemes in 2025 and 83 percent carry hotel brands, whose names imply operating standards.
- Budget the demand for every standalone name.Merlin Entertainments runs Legoland Resorts, Sea Life and Madame Tussauds as separate brands, and each one recruits its own audience.
- Keep the developer's name in co-branded projects.Bugatti Residences by Binghatti and Mercedes-Benz Places by Binghatti both do, which keeps recognition and liability in one line.
- Read the counts as a snapshot.Emaar's ten communities and 3 to 43 collections per community are live marketing data, not a fixed structure to copy.
